Die neu sanierte und vollständig eingerichtete Wohnung ( 100m2) besteht aus drei geräumigen Zimmern( zentral begehbar), einem Gemeinschaftsraum, einer Küche, einem Bad, zwei WCs und einer Loggia.
Ausstattung: Möbel ( Einzelbetten, Schränke und Tische), Waschmaschine, Internetzugang ( ab 16.11.2023), Flatscreen-Fernseher und ausgestattete Küche( Geschirr, Elektroherd, Mikrowelle und zwei Kühlschränke).

Lage: Geiselbergstraße 34-36, im 11. Bezirk Wiens. Die Wohnung befindet sich in einer ruhigen Nachbarschaft, alle Fenster sind in den Garten gerichtet. Hinter dem Haus befindet sich ein großer Garten, der nur von den Mietern genutzt werden kann.
Verkehrsanbindung: Die Lage ist äußerst verkehrsgünstig, mit der U-Bahn-Station U3 Enkplatz nur etwa 10 Gehminuten entfernt. Die S-Bahn (S7) verbindet Sie problemlos mit den wichtigsten Zielen in Wien (Floridsdorf, Laa/Thaya, Flughafen Wien und Wolfsthal). Die Straßenbahnlinie 11 ist in nur 3 Gehminuten zu erreichen und der Bus 69A hält in unmittelbarer Nähe. Die Naturliebhaber werden viele Erholungsmöglichkeiten in der Näher finden: Laaer Wald, Böhmischer Prater und Kurpark Oberlaa.

Einkaufsmöglichkeiten: Für Ihre Einkäufe haben Sie zahlreiche Optionen. Ein Billa-Markt liegt direkt vor Ihrer Haustür und ein Lidl befindet sich in unmittelbarer Nähe. Das Einkaufszentrum Simmering ist bequem in nur ca.15 Minuten zu Fuß (oder 3 Stationen mit der 11er Straßenbahn) erreichbar. Die Wohnung kann auch optimal als WG genutzt werden. -Transport connections: The location is extremely convenient, with the U3 Enkplatz underground station only about a 10-minute walk away. The S-Bahn (S7) easily connects you to the most important destinations in Vienna (Floridsdorf, Laa/Thaya, Vienna Airport and Wolfsthal). Tram line 11 is just a 3-minute walk away and bus 69A stops nearby. Nature lovers will find many recreational opportunities in the area: Laa Forest, Bohemian Prater and the Oberlaa Spa Park.

-Shopping: You have plenty of options for your purchases. A Billa market is right on your doorstep and a Lidl is nearby. The Simmering shopping centre can be easily reached in only about 15 minutes on foot (or 3 stops with the 11 tram line).
